FSBO is not rocket science! Advertising and good pictures are a must. If you have flexibility then do it and save the 6%. Read up on how to get your listing on the FSBO sites. Facebook ads are cheap and can reach a lot if people. Newspapers with a link to your FSBO ad also helps.

Where are people still getting the 6% figure when multiple people on here said they did 2-3%?

yes, but then you had to do all of the work yourself


while i don't necessarily agree with general pricing structure of realtors, i definitely see the value of them in most situations

if you are in a super hot market, FSBO will probably work out well, but if you're in a competing market, i have little doubt that they will get you more $$ than FSBO, along with taking care of a lot of hassles that I don't have a ton of patience for


i think both FSBO and realtor listing have their advantages and don't fault anyone for their choice, but its not as cut and dry as saying it is 18,000 out of your pocket

When you use a selling realtor, the total realtor fees are 5-6 percent. The seller and buyer's agent split the percent. When you list on FSBO, you can add a caveat of "agents welcome at 2.5%." This is becoming commonplace, but I can understand someone saying the agent doesn't have the seller's best interest....which is why it's only 2.5% you have to fork up to reach more people and have the realtor mock up all the paperwork.

It's almost certainly less than 18k as I know I probably won't get as much selling on my own (unless completely lucky). But I have 18k before it breaks even. The value in a realtor is there if you need to move quickly. In my particular case, it's purely for school district and my son is only 3.5, so we have time. Can switch to realtor much further down the road if really needed.

Sounds like the perfect situation to try FSBO.

I’ve only sold one house, but I was shocked to sell it in 1 day for full asking price after my neighbors house had been on the market for 2 months at a similar price point. I was very happy with the experience as I needed to sell quickly and my realtor delivered

I had my house in LC FSBO. For 2 years. With no luck, gave to a realtor and sold it in 2 months

Make sure you don't underprice it! I have seen FSBOs that are way under the market. If you're not certain, pay for an appraisal.

As others have said, offer realtors 2-3% if they bring you a buyer. Sounds like they will be in your hood showing other listings.

Breakdown is 2.5% to buyers agent and 2.5% to seller's agent. If you don't understand why MOST buyers will want an agent and why you as a seller need to pay for their agent, you are being an ignorant fool. Not all buyers do, but you are seriously limiting your buyer's pool if you don't pay for their agent.

So most sellers are gonna pay 2.5% no matter what. NOW, how much is the remaining 2.5% worth? Let's say an agent can get you 1% more. That's $1,000 more per $100,000. Is it REALLY worth sweating it to be a cheap arse and limit yourself for 1.5%? An agent may also be able to get you more money, almost never will FSBO get you a better price than with a realtor.

Finally, anyone that accepts an offer in under 7 days is a leaving money on the table lol. Amateur hour, yet that FSBO for not paying anyone to help them really makes them pump their chest. ALWAYS list your house and take offers for 7-10 days. Tell them you are out of the country and will review all offers when you return in a week. Make all offers final. I mean taking a full price offer the first day or 3 is completely idiotic, you left money on the table.

In some situations.....abso-frickin-lutely. Me for example. I have no need to move. I just want to. At a 300k price range, the opportunity to save up to 15-18k. Even if I have to drop my price by 10k, it's still a decent amount of cash I'm not giving to someone else.

When the time comes that I have to move (job change, family is too big for current house, etc.) and I need to do it now, I'll pay for that service in a real estate agent. So I'm not saying they aren't useful.

And to my final point, real estate agents aren't all geniuses. Sold my last house in 3 days after my agent suggested we list 5k lower than I wanted to. Agent was assigned by company, I got a huge bonus for selling within 30 days plus a bonus for the move, so I didn't fret over the 5k. But I don't automatically trust that an agent knows what they are doing. I know that's my job to vet who I hire (couldn't in this case), but even the well known agencies around here probably have quite a few duds on their payroll.
