flood zone x really doesn't mean shite. Half the DSLD developments changed flood zones politically after purchase.

I never realized that either until you just brought it up. I built my house 10 years ago and my neighborhood is flood zone AE. I started paying around $450 per year and it went up every year since. 2 years ago I was paying $840. Then the new risk 2.0 stuff came about. Last year my premium dropped to $401. Everything remained the same. Even though my neighborhood is in flood zone AE we did not flood in 2016. We were an island but got lucky. Water came within a foot of getting in all the houses. I’m assuming since we didn’t flood that’s why our premiums went down so much. My full risk premium is $279.

My full Risk Premium says: $744.00 but my renewal is for $800 this year. Annual increase cap discount says $221.

No matter how I try I can't make any of these numbers equal $800 even.

Built a new house this past year, the parish made us build the slab up higher than any other house in the subdivision. Not in a flood zone, area has never flooded. Got my elevation certificate in January and was still quoted $4,500 a year for flood.

I would hate to see if I was actually in a flood zone.

Sounds like it’s high risk of flooding then. Private flood may be cheaper

Premium + reserve fund assessment + HFIAA and federal policy fee = grand total

The reserve fund assessment is around 15-18%

That $744 full risk premium is going to be closer to $950 after reserve fund, HFIAA and policy fees get added in

Louisiana is in the Top 5 states for outward migration proportionately to its population. We are with New York, California, Illinois, and Massachusetts. So yes it’s having a significant impact on our population.

Don't forget DC and Hawaii above Louisiana as well. Weird they all have something in common and it isn't flooding.

Moving to Baton Rouge and letting the blacks have their violence and death wishes and their black corrupt politicians they keep voting for.

Shame cause I grew up in NOLA and enjoyed the fishing east and south of NOLA but Houma can be reached from BR and that marsh is still somewhat intact.

Just looked at mine as well. Interesting that last year my full risk premium was $1538 but on my latest bill it's $1406

Is there a different Baton Rouge that I don't know about? This doesn't seem like much of an upgrade.
