It would but gets them out, gets someone else in that will pay. And then you won’t have to pay to go to court etc.

We've got 2 of these types of evictions going on right now. We had 3, but fortunately one of the tenants flipped out, trashed the apartment and left on his own.
The other two are just sitting and paying no rent. To make matters worse, for one of them, we're paying all utilities. Since the tenant never switched the utilities over to their name, are we within our rights to disconnect them?

Yep, but it is the risk you run when you contract with strangers. Mortgage lenders have been dealing with this for years. It varies by location, but even pre-Covid it can be incredibly hard to get someone evicted.
