I probably should have just started a new one, but I thought it may be more interesting to see how things have changed Over time.

I’m mainly curious to see if I can buy slightly more house than would normally be the case for where I’m looking. Near as I can tell there are houses off W. Bayou that normally would go quick for $450,000+, but instead sit unsold for 8+ months at a time even once the price gets closer to $400,000

I've been looking in the same area. You are buying the square footage in many of these home. A lot of them need updating. The old folks are dying or going to a home and the kids are selling the houses. Just a heads up. If you are a proficient DIY'er, there are some great homes to purchase.

In July, we bought in 70503 for $300+ and it had been on market for two years. Got it for $80K less than it’s highest list price.

That’s great info.

If I may, was that more W. Bayou or E. Bayou? And how “move in ready” was it?

Coach Is right - a lot of what I’m seeing as I start is houses that were top quality in 1981, and haven’t been touched since. But they’re being listed at move in ready prices because they’re on Greenbriar.

It was actually in River’s Bend back toward the river and it was renovated already and 100% move in ready. Built in 1984. 3500 square feet. We looked in the same areas you are and most needed some work. You can narrow it down in Zillow to how long they’ve been on the market to see which ones you may have leverage on. Our initial offer was $100k less than highest asking.

Curious myself. If it’s where you think, it seems like that’s the area of LFT where there may be some bang for the buck.

How are homes in River Ranch doing in terms of market value? Specifically, those built around 2002 or so when it first opened.

My mom got hers appraised for a HELOC a few years ago and it had appreciated greatly. Not sure in the buying and selling as we weren’t really looking there when we were looking to buy. No yards for the future chirren.
