Big difference between residential value estimates on Zillow vs. Realtor.com

I just checked Har, Zillow and realtor.com for my house and they are all pretty much the same.

Different business models means different data collection. Realtors use the MLS and buy leads from Zillow. When you inquire about a property from Zillow it’s not sending you to the listing agent, it’s sending you to an agent that purchased their service.

The big companies are also building their own walled gardens which fragments data. Compass is currently suing Zillow because they don’t want to comply with their listing requirements. Compass has its own listing service that it uses internally to give its agents first shot to try and lock up both the buyer and seller fees. It also avoids potential flags the others services will notate like price reduction or excessive days on the market. It may also allow them to manipulate the publicly stated sales prices. It’s not until they fail to sell the property internally that they list it on the other services.

This is just fun to play with. It did make a nice chart with date of construction and last sale price on 4 or 5 houses around my area.

Don't trust any of them. If you look at the Zestimates for active listings you can see the history and for some reason it seems to take into account what the owner listed it for. House that is clearly worth ~200k has a Zestimate of 397k because the owner listed it for 410.
