Best place, financially, to live around Ascension Parish

So my very good job is in the Prairieville area and I would like to live within 20 miles or so of there. Currently in Baton Rouge and getting frustrated with the cost of living, crime, bad attitudes, and so on. Any thoughts or suggestions from a financial perspective on best areas to relocate to? TIA

What kind of budget are you looking at? You want custom build or tract builder cookie cutter home? A lot of the development around ascension is level homes, dsld, or dr Horton which might all look nice but are questionable quality and will have problems a few years down the road. Some of your more custom home builder neighborhoods are limited. There’s really not a ton on the market to chose from once you hit the 350k +

I can tell you, you don't want to live anywhere that will require using airline hwy at peak times for more than 3-5 miles.
However, there's a subdivision adding into its second filing off if Germany rd close to airline. Its right across from where the new(not even opened yet) primary school was built.
1. One of the highest points in AP (no flooding)
2. Should be in the new HS district
3. Rouses, Neigh WM, Freddy's, walk-ons, and others about 3 minutes away
4. Ralph's, Gas station, O'reilly, other shopping center 6 minutes away in opposite direction
5. Less than 10 minutes to I-10
There's about to be a year's worth of road construction on germany as they are widening it(safety) and adding turn lanes at airline.

My wife and I moved to the Diversion Canal 20 years ago and love it. We are on our second home on the water. Busy during the summer on the weekends, chill the rest of the year. The cars all drive 65+ on the Hwy so you can get to I-10 pretty quickly.

Thanks! Any tax benefits to living in Livingston St. James or Iberville vs. Ascension parish? I don’t mind a commute if there are long term cost benefits.

Do you have kids? Deciding where they are going to be educated needs to be 1 or 1a. If not,or homeschooling, then nevermind.

I'm on board with Wick's plan.
Kids out of high school, office in south BR, I commute very early so traffic typically not an issue. If you're working in Prairieville, you learn what intersections to avoid a those times.
I realized that my favorite places were on the Amite River. Close enough to drive to work, far enough away to not be too involved in the challenges of BR. I-10 and I-12 make it easy enough to run to BR to meet friends occasionally.
Couldn't find just the right house, so bought a lot and built a house on the river. It's not perfect, but I love the view and the boat traffic is like having the TV on another channel all day. (If you don't like boats, it might be annoying, dunno.). Of course, have to measure the risk/inconvenience of flooding.
Just a thought...
ETA: oops, you said financially. Building on the river is not a good move financially. Nevermind. Then again, there's a few houses listed that are pretty good deals if they fit your family.

What is your price point?
Investment wise, when the new Prairieville high school is built, you can expect the area property values to get higher similar to the way Dutchtown/Geismar did when the new Dutchtown high school was built. They are both expensive, but on a price/ft2 basis, you can get more for your money in Pville than in Dutchtown. If you can find a home that is currently zoned East Ascension and will end up in the new high school zone then you could really benefit from the appreciation, but you would be guessing at this point-especially with the history of how the the school zones are made. EA is not a bad school but St. Amant and Dutchtown are better.
St. Amant, Darrow and Sorrento are more affordable options but you really need to pay attention to elevation and flood zones.
If your not as concerned with the schools, there are some nice homes in Gonzales. I would stay away from homes that are in the Gonzales primary/middle feeder system and go with central elementary.
