Anybody get homeowners thru costco (american family insurance)

Wanting to know if they are reliable or shady.
Gonna shop usaa, costco, erie, tn farm bureau to compare rates.

I switched to them last month from Lemonade.
Policy is good, premium is good, haven't had to use it yet so quality is untested, but I trust Costco to have decent services like this.

Went 20 years without making a claim. Haven’t had home insurance for 5 years. Profit.

Switched from allstate to them, premium went up $500 buf also bundled auto which went down by $2200 annually
They insure "replacement rebuild cost" on the costco plan which they estimated was $761k for my townhome which would sell for $420k maybe today
Made no sense to me, but alright, saving a ton moving both home and auto to them from allstate
Deductible is only $500 which i may change shortly to like $5k? Ut was $4.5k kn previous policy so that's contributing to higher premium for sure too

American family is good.
Costco seems to burn relationships though. I wouldn't be shocked if Costco is with another company in a few years.

I have not used it myself though but wouldn't hesitate to give it a try.

Pathetic that the cost to rebuild is higher than the value of the property. Contractors are the new oilfield baws.

It's almost 2x in my case according to them; i was like "I'm pretty sure builders would be going out of business pretty quick if they were selling under half a million homes it took $761k to build"
Guy on the phone didnt think it was funny and just kept saying "we're just using current cost of materials and labor, etc etc" Really made zero sense to me

Most PUDs use economies of scale when building homes.
A plumber can come out and work on 5 homes. Same for an electrician/hvac/cabinetry etc..
A housefire won't have that advantage. It is the difference of paying for a stamp to deliver one more parcel to your subdivision versus paying a courier fee (times every subcontractor in the home)
If you are in a stated value state, then you get the dwelling amount after a fire even if a builder can do it for less.
All of that said, you can review their replacement cost calculator to make sure it is accurate. The amount of times that it is double-counting square footage is depressing.

We switched from geico for our car insurance and have been happy. It was WAY cheaper
