Spur of the moment, going to look at a home tonight. Was not actively looking but if we were to move, this one has many of the features we would look for.

Has anyone purchased lately? What kind of rates did you get?

Look for stuff you want not a message board. All prices are insane right now but due to inflation they will keep going up

You should refi at a minimum. Rates are going to pick up by Q2 in 2022. You can probably get around a 3% for a 30/yr. depending on credit and outstanding debt.

15 or 30 year?

i looked into refinancing with better.com and was quoted 2.5 percent, 30 year term, no fees. when i finally did the paperwork it would have cost me $5,000 in points to get that rate.

I got 2.8 on a jumbo a year ago. Probably a little stale to compare right now

I didn’t pay for points. There were some origination fees but it wasn’t much.

ETA: my loan fees were $815. This doesn’t include appraisal fee. That was around 750 or so

This was with no appraisal required and just a few hundred in fees. I went through a local broker who ended finding this deal with United Wholesale Mortgage.
