i had a similar experience in march '21

local broker, went through UWM and got a 2.99%

was 4.75

appraisal fee credited back to me and then closing cost rolled into the loan

The fed has to keep the boat afloat somehow so hopefully you find a solid rate.

closed in oct at 2.8 30y new construction.

had to put down enough to keep it from being jumbo.

at that rate its free money. almost half of inflation.

2.75 in August. I paid no origination fees. I had s little extra to apply to homeowners and taxes.

3.375% on investment property refi closed last week. no points. dropped it down from 4.625%
