Around where I live I n metro atl, boys no longer mow neighborhood lawns. Instead it is adult men with a side business mowing/edging/weed’n’feeding. No website or logos or employees, just about 1000 bucks of relatively cheap equipment on a shitty harbor freight trailer doing basic lawn care for a handful of customers like absentee landlords and divorced women and pulling in a grand a month working every other Saturday in a small area.

Eta no biz license no insurance no taxes just a little side money.

Since I'm working out of town I decided to rent out some of the bedrooms in my house

Right now I have 3 of the 4 rented and I'm taking in 1900 a month.

Only issue is one of them is my room

I could get more if I leased the whole house but I already had one renter and I didn't want to kick him out since he's always on time and is trying to finish up his schooling.

Also pressure washing. Get a pressure washer and learn to use it well enough to not damage anyone’s property and just do Facebook ads in your zipcode. Take as much or as little business as you want.

Ticket reseller for concerts and sporting events. Easy money with little effort when you know what you’re doing.

I live in Houston and keep looking into investment properties but I just don't see how I can get close to the 2% rule of rent to purchase price. Tutoring and being a sports referee are something I will need to look into.

1% is more attainable. I would think most areas don't support 2% rule

You're not going to find it here. I came close on a cheap duplex, but ended up not closing on it. MAYBE in a really low income part of the city (like SW Houston), but otherwise, you wont get near the 2%.

I moved back to NE LA about 2 months ago for work. I have a really good job and my wife works too, so I really don't need any additional income per se. However, when I was younger living here, I cut firewood. Back then, I did it because I did need the money. Now, I would love to do it and split it all by hand just for the cardio work this Summer. Maybe split up about 10 cords or so and then deliver in the Fall.

the 2% rule is BS. run numbers. look at COC and PCF.

remember cap rates do not include all info you need.

always run CASH ON CASH RETURN AND POSITIVE CASH FLOW.

As in you're gonna start a brand and run it through the Facebook ad machine to generate revenue? Best of luck my man! So much opportunity in that world if you know what you're doing. I've made ~$7-10k extra a year doing retail arbitrage. In this day in age, there are a lot of ways to make money, you just have to put in the work to find them.

I run an apparel brand myself. It's a fun journey and I'm hoping to make it a full time hustle in the next 3-5 years as well. Just put in a PO for my first 1,200 quantity performance polo from overseas. A few Makers in tonight to celebrate.
