Zoysia grass growing in clumps

In some high traffic areas of my yard my zoysia is growing from like stem runners in clumps. Is this a thatch thing or something else. Looks like crap .






Also while I’m here what’s best treatments for Dallis grass and nutsedge?

Grass looks good. How high you cutting? You ever dethatch?

Cut it on the second to last highest setting I’ll have to measure later. Been a few weeks since I’ve actually cut back here because it hasn’t been growing much in height. Usually I try to leave it pretty thick .

Nope never dethatched . Lawn is about 3 years old

Almost the exact same thing here. 3 years old. Growing in clumps. Still a good bit of brown and I rented a thatcher this year and got after it.

I think you have zoysia mites. Very hard to treat. Repeated applications of bifenthrin can help.

Are there uneven spots/divots in the yard that allow those spots/divots to get cut higher from the root than other areas? That may be the cause of the runner stems going vertical and the blades growing out of them at an elevated starting point. In other words, in most areas those runners are growing horizontal/flat, but are growing vertical/up in some places, presumably from a higher cut point. I don't see a thatch problem in your pics, although de-thatching would invariably thin that out. But I think periodic scalping down really low may be the only way to stop that. As long as those runner/stems exist, that's the starting point for growth.

So download an app and a zoom in picture is showing this as Bermuda grass. Looks like it’s trying to grow over the zoysia and that could be the issue?






Or is this the same grass in both pictures?

Zoysia varieties have the biggest variances in appearance. Do you have bifenthrin? Try hitting it every other week for 2-3 times.
