Built in 1997. 2 story townhome. The drip is fine.

Had something similar and it was from the insulation around my duct work. There was a very small cut in the insulation and it lead to a drip which cause a water spot. Used some actual duct tape and the problem has been fixed for over 3 years.

Check the small stuff

On a serious note, the owner of Tri21 Roofing in Baton Rouge posts here. He came out for free and him and his guys drug my water hose up and did a thorough water leak test to my roof. They found leaks that 2 other companies couldnt find because it involved pipe boots, flashing and only leaks with certain wind direction. They fixed it and warrantied the work.

I would recommend letting Matt take a look at it.

I now have a mystery spot in my kitchen which I strongly suspect was somehow made by a cleaner mopping the floor her 1st day. I lightly marked the boundaries with a pencil, and it's been stable 6m. Previous growing mystery spots over 40 years have been chimney flashing, roof valley flashing or a sweating ceiling register. Installing a foam gasket between ceiling and metal register fixed the last case.

I had something like that happening not too long ago, and it turned out to be a vent that was installed incorrectly. Never did detect any moisture in the attic even though I went up there in the rain a couple of times. Inevitably, though, I concluded that if the circumstances were right, water would get in.

Also, no matter how nice your place is, it was thrown up as quickly as possible.

Probably my greatest source of leaks over the years came from the roofing crew overdriving nails through the shingles.

They hold in place for a while but after storms and wind they loosen up and leak.

I have Roku now but that damn DTV dish caused leaking as well.

Bump

After today’s rain in BR, the spot didn’t grow in size or get wet again. Not sure what caused it but all seems ok.

Kilz Stain Blocker, they have a spray type also.
