Tankless Service Valve Seized Up

Back in the winter, I replaced the service valves on my tankless water heater with the kit pictured below. Fast forward to today, I went to shut off the hot water coming from the unit, and it’s locked up. I sprayed some penetrating oil on it and will try to see if I can tap it open here in a bit. Beyond that, anyone with any ideas for getting it open? I’m going to be really pissed off if I have to change that damn thing after only being in service 4 months.

turn it the other way? Joking kinda.
Neighbor called us a few weeks ago saying they had heard a loud pop and then water was leaking from their attic. They asked me to help them turn the water off.
I ran over and shut it off at the road. Went up in the attic to see if I could find the culprit. The valves on their tankless were set to open and the pressure finally blew out the screw cap. Made a huge mess for them. A $5 part caused $10k or more in damage be cause the dumbass that put in it, didn't close the valve for service.

I ain’t proud, it’s one of the first things I tried. No dice. Plus, the valve is actually labeled with off and on position for the extra-slow.

How long have your neighbors been in their house? Assuming it’s more than a year, it was probably the last person who flushed the unit and not the installer.

Did you just try to open it by hand? If so, try using a crescent wrench on it.

This. Those valves can be stubborn.

Ill never understand the idea about putting the water heater in the attic.

Had a tankless. Went back to tank. So much less trouble.

No different than HVAC. In a perfect world we would all have a mechanicals room on the ground floor, but that square footage costs real money. For most families they need that square footage for living. While certainly less than ideal, the attic square footage for mechanicals is free.

I understand that but the small mess that can happen from an AC pan stopping up is nowhere near the magnitude of what can happen with a water heater.
