Pinterest was mentioned, but I would also recommend Houzz, not only for the great ideas you can get perusing the pictures, but also tips on some of the discussion boards.

Ditch the architect. Plans online all over for much cheaper and work with builder for changes.

We are about to start building. Our plans were based off of the house that we originally were going to just do a huge renovation on but we ended up just giving it away. Currently it is sitting 4' up off the slab and about to be moved 5 miles down the road and renovated. We liked our planned build so much though that we plan to stay with something similar although with some slight tweaks.

We will have a large back patio, with one exterior wall being all glass garage doors that go into our ceiling. The garage will be a 2 car/ 2 carport/ 1 car setup. The single car will function more as a shop/side by side/ pool storage space. I plan on having a decent size backup generator in line with an ATS switch. We will also have a storm shelter. Two big things my wife now wants is a hideaway pantry where you actually enter via a hidden doorway behind a faux cabinet door. Other item will be that the master bath feeds straight to the master closet which then feeds directly to the laundry room. Also my two oldest daughters closet will feed directly into the opposite side of the Laundry room. The other two daughters rooms will feed in directly from across the hall. We will also do a long island with double ovens and a microwave built in under counter.

When I was prepping to have the existing house moved I had to have my existing ground based electrical transformer moved. When they stubbed up for future use I had them set it up for 400 Amp service. This way I can get plenty of power to my shop I just built as well as have plenty of juice to account for our future pool.

There was another topic several months ago with several great ideas which are now in my build. We are building in Folsom as well. Oak Creek construction on the northshore is the GC.

Go to his website and check out his designs, if you find one you like you can order it online, or make an appointment for any changes you want made.

He also does full custom. We will be building one of his designs this year

He drew the plans on our first house in Denham Springs. When we went back to him to start plans on our current home he wasn’t interested. He said he “hated” drawing 2 story homes. Guess he had enough business and didn’t need ours.

Drawers instead of lower cabinets throughout, if you can afford. Under our sink are the only lower cabinets, there are drawers everywhere else. You will love it! Two drawers under our gas cooktop hold our most used skillets and pots. I hope I never have to go back.

How are you liking Oak Creek? Going back to old threads l, there are a few contractors I woukd like to talk to, but its hard to figure out who is worth talking to. Or more importantly, who I need to avoid.

I dig drawers on the bottom, that will definitely be part of the house.

Cannot be said enough. If you don't put an outlet every 6 feet on every interior and exterior wall, you will be kicking yourself in the arse within months of completion.

I have been watching a lot of build shows on you tube and there are a lot of creative ideas from owner who designed and built homes for their specific lifestyles.

As for a layout, a must for me would be a large butler "room" behind the kitchen that would have large sink, dishwasher, second fridge. freezer, storage etc. I would want this to keep the kitchen clean and uncluttered while still have all the features and efficiencies. This allows the kitchen to be a good entertaining space with formal dining/living area. Butler room would have access to outside living area as well.

We are planning on having a walk in pantry with cabinets and countertop space on the back wall. I think the idea is to have things like the sous vide, vac packer, blender, crock pot kept in there, plugged in akd ready to go.

While it would be nice, budget doesn't allow for a duplicate kitchen behind the kitchen. I like the idea of getting rid of the clutter, but I am fine with doing the prep work in the kitchen.

Make some outlets able to receive cell phone, tablet and other small electronic device chargers without the “box” adapter.

I like Southern Living for design ideas. Pick an elevation and floor plan you like, the Architect should be able to match them up.

Me and the wife were pleased with the options and pricing at Cajun Electric and Lighting for fixtures.
