Selling house without realtor

I will be putting my house for sale this summer and not in a rush to sell it. I am thinking about selling it "for sale by owner"..... Has anyone done this recently? What documents were needed in the transaction and what advice can you give? Will be probably listing it for $220,000 because of comps around.

Just sold mine last month without realtor. I used Houzeo. Pretty straight forward and asks for all required information. Then gets an MLS listing and it goes on all the popular sites. Realtor, Zillow, Redfin, Trulia etc. Customer service wasn't the best, and most realtors that called for showings were confused. But ended up costing me $395

Depending on the market, you could be costing yourself a ton of money going this route. If it faces the full brunt of the market, you'll likely come out way ahead with one. Again, this is dependent on location.

I bought the house 5 years ago and the house had 8 offers in 1 day, mine was accepted and I asked original selling price. I brought the family to look at the house and the couple fell in love with my kids so they accepted our offer. We made some upgrades and we are in a pretty desirable location in Acadiana with 3 acres and a newly built barn. I don't think (I could be wrong) we will have a problem selling quick.

Thanks! Did you pay any closing costs or did the buyer pay all closing?

My only caution is with the selling price.

I bought a house way under market value from a couple that "had done their own appraisal."

She would have made more money if she paid a realtor and had it priced right.

I opted to pay 1.5%, just because I knew the Buyer's agent would be doing most of the work for me since I wasn't the brightest during the process.

Do it yourself.

List it on your local FSBO site. (in BR, it's FSBOBR) for a small fee. All the required forms are on the site.

List it fairly, be prepared to give a buyer's agent a small fee, like 2% or so.

If you're lucky, your buyer will be an adult and be able to do their part without an agent, so no fees for either party lining some agent's pockets.

Come back to this board or the MoneyTalk board with questions. Reality is, the lending mortgage company and title company isn't going to let anything go wrong that an agent wouldn't have.

Ask for more than comps around you. Sell it yourself.

If you are not in a rush to sell, ask more than you think. The real estate market is booming and you could miss out on an extra 25K.

My simple POV is that if you list the house and get numerous offers above ask days after listing…

1) You are probably not listing the house high enough
2) Agency conflicts are immense…a realtor gets paid off closing the deal. Then getting you a marginal $10K isn’t worth their time if the house sits. They need to drive transactions while you are focused on highest net.

I will probably use some kind of agent whenever the time comes but I’ll negotiate rates or search for an org that does it fixed fee.

You should still use a title company/ attorney. Contact them.

You need to plan on paying a buyers agent 2-3%. If you don’t pay them, they will be paid somehow anyway so one way or another that’s coming out of the maximum your house is worth.

At $220,000 not using a seller’s agent would save you $5500. So you gotta ask yourself if an agent could sell your $220,000 house for $226,000. If they could, it’s a poor business decision to not use one.

I just sold my house, and bought another and the whole event soured me on real estate agents so badly. The agents I dealt with were completely worthless and provided me no value or insight whatsoever. This is both the agents selling my house and selling the house I bought. If you use an agent, choose wisely.

We sold our home in June here in Tx. We got 65K over asking. I am still pissed we used a realtor. I did manage to get the woman to accept 5% total commissions, but it hurt seeing 35K deducted at the title company.

We listed for 4 days and had 36 offers, 19 over asking.

Try FSBO... if it doesn't work out, you can hire a realtor. I am so full of regret not doing that myself.

In my experience, the agents have consistently been the delay or obstacle in the transaction.

Last I recall was a 3 party closing; everyone was there waiting for the agent. The only person actually getting paid to be there, was the last to show.

This is the epitome of most real estate agents.

And like someone noted above, they're priority is closing a sale. That's how they make a commission. Earning the seller a few more thousand only puts a few pennies in their pocket, so they will always be motivated for the seller to take less, just to close it. And the buyers agent will do their best to push the buyer up, just to close it. Always keep this in mind should you be forced to have a conversation with them.

this is what our realtor did, pushed to take what we thought was not a good offer just to get the sale closed. that sale ultimately fell through and we took another, better offer. She still made no effort to try to negotiate that offer though, we had to force her into counter offers.

Downside to note also, realtors with buyers under contract may purposely discourage or not even show their buyers your listing due to the lower commission they are receiving.

I had this happen to me when I was looking at buying a home. Found a house I liked on Realtor.com that was within the parameters my realtor was supposedly screening listings for. Found out later the home was a realtor listing it for his brother and the commissions were low. I was given a lame excuse of it being in an area he/she “thought” I wasn’t interested in even though the zip code was one I specifically stated I was interested in from day one.

Used ez realty because of the reduced commissions on the last sale and went way better than previous transactions with a traditional/full price agent. Can’t believe there is anyone that is not looking for themselves on zillow/realtor.com these days and relying on an agent to show them what houses to look at
