I agree. But people are doing it.
It's insane, and most folks don't realize they are getting upside down so far they will never get out at these prices.
We are watching a far worse housing/economic bubble than 2006-2008.
The really bad thing is that it is being done on purpose to benefit a handful of global financiers.

Blalock, not sure if he doing anymore though. He is pretty disgusted with subcontractor situation right now and would rather flip condos in florida.

he built my last house and my mother in laws. I like him because he is cost plus a flat fee. I pay subcontractors directly and for material directly.

Well in NOlA most lots are going to cost you 100k plus. got to keep that in mind. and most people measure this by living SF, not total.

if you are building and just wanting to know cost per sf of living for house only.....its gonna be 160-175 for high end homes. Most sub 500k homes would be 150/sf living

DSLD style spec homes on the north shore are selling for about $140-$150/ft living. The step up from those (i.e. Natchez Trace, Village) with higher end finishes are selling for about $180-$200. I think you’re pretty accurate at $200/ft to build something in that range including cost of land. Ultimately the finishes drive the price.

just got done with ours in January. We were at $170 per foot under beam(build cost only) 4000/5900. That includes about $80k in the yard.(iron fencing)(courtyard wall)(full landscaping) Most high end builders we talked to don't even differentiate living/under beam any more. Everybody wants finished porches, AC garage, outdoor kitchens etc. Add in our small lot and pool = we'd have to be near that $300 a foot. High end finishes of course. I'd hate to know what it would take to build if we start right now. My buddy just sold his acre in the Sanctuary for $360k. Somebody is about to go in for about $2.5mill

Not sure how this translates, but in Tuscaloosa I had quotes 2 years ago fir about $120/ sf. Now hearing it's ariund $200/ sf. Maybe less now with lumber prices dropping?
But, like others say, it's such a ballpark number for you can literally upgrade anything in a house.

*those quotes are just the home construction, not land cost, nor site prep, utilities run, etc.

Even Terrabella is selling at 240+ for the more custom homes.
