Home Inspector Question

The buyers inspector did a thorough job during the inspection of our home. A comment was noted regarding the chimney as ""Improper Clearance to Combustible Materials."" Anyone have an idea or a guess on repair costs for that? I know I am probably not giving enough details on the chimney comment. Just figured maybe someone has dealt with a repair like this.

We are in the middle of the lovely back and forth on the lengthy wish list (picky in my opinion) of 40 inspector/buyer notes. Many of which include small items like....not enough nails in the roof fasteners, landscaping too close to the home, no carbon monoxide detectors in home, etc. Thanks in advance for any guess on chimney repair cost.

Sorry. I don't see that in the inspector comments. Inspector comments are below...

IMPROPER CLEARANCE TO COMBUSTIBLE MATERIALS ATTIC The replace chimney/vent pipe had inadequate clearance from combustible materials. Fireplace chimney manufacturers typically require a minimum of 2- inches of clearance (air space) from combustible material. A licensed contractor should repair as necessary.

Go in the attic and see what is within 2 inches of chimney/pipe. Remove what ever it is to get 2 inches of clearance. It may be a simple as moving some blown in insulation with your hand.

Usually the inspector has a pic of what his talking about in the report. Post the pic if you have it.

sounds like he passed his 2 week inspector course with flying colors

No one here is going to be able to know what he means by "close to combustible materials" . Might be something as simple as some leaves got blown in somewhere they shouldn't be.

That looks like insulated duct board. Cut it back 2" with a utility knife. Unless it's and HVAC duct. If it is you got bigger problems

Someone else will want the house without being so picky on the little things and wasting time. Like someone else said, knock off 2k and tell them to take it or leave it.

they do more harm than good by obfuscating the small stuff with the stuff that actually matters.


The only home inspector I'd want is someone who spent 10+ years in construction and inspects as a semi-retirement gig. Some old fricker that isn't recommended by the realtor (who likes to sell houses) and will tell you like it is. Not some clip board holder who makes notes on how a licensed contractor needs to replace a cracked outlet cover.

Flue is double insulated. Looks like insulated fiber board. No problem. How long has it been like that?
