Afternoon All,
Thinking about adding on an additional bedroom to the house and was just curious if anybody could let me know a rough ball park figure of what id be looking at. Just in the "thinking about it phase" but dont want to be blindsided when i do get some official quotes. A little info:
Size: about 15'x20'
Memphis Area
would be adding on to a single story existing home
brick exterior
would need a bathroom
My thought is to put it where the current patio is so i am assuming that would need to be torn out and a new foundation put in for this room.
Essentially we are at the point to where we either need to move or add on to the house and i really dont want to move at the moment.

Probably in the $40K range but lots of variables. Bathrooms can add up quick if you have tile shower and fancy fixtures.
Keep in mind your current brick on your home may be discontinued so matching brick may not be an option.

Cheapest way is build up, like above a carport

To gut to the studs, and remodel my master bathroom, no square footage was added, was $30K.

More like $90k minimum. Building right now is rough.
I just did a 700sf add-on and self performed a lot of the work. I came in around $60k when all said and done.

In the same boat with the moving scenario. I think at least $80k for the add on if it includes a bathroom.

If the slab isn’t rated for a second story, you’ll have to demo and re-pour. Not cheap.

Thought about doing this in our last house. Adding square footage with a covered patio and an additional playroom /bedroom was going to cost $140/sqft which was about the cost of square footage at the time of the neighborhood. This was about 5 years ago in Louisiana. We bought for probably $110/100 originally.
We ended up not adding on and built a house in a different city that we would rather be in. Think about how long you plan on staying there and if it's worth it or better to just move. It's hard to live in a construction zone. You may get lucky and housing prices in your neighborhood continue to go up or the housing market drops and you spent way too much to upgrade without ferrying the returns later.

I'd plan on $175 per ft2 and go from there.
