Fixing concrete steps

Buying a lake house and has some steps that need repaired. Would you have someone completely redo this section or have them do the spray foam under to raise it back?

I am typically a proponent of foam, but I don’t think it would work very well in that application. You might just be able to dig some individual sections out and reinstall some sand or crushed stone as a foundation.

Cut the bad sections out. Dig out to undisturbed soil, filter cloth, stone, compact. Dowel in new concrete and reinforce with rebar mat.

Rip that out and redo it, looks like there is some substantial instability. Might want to consult with a good hardscaper, invest now or you'll be making constant repairs for years.

You need to address the drainage when you do it. Looks like that's what the original problem was. From the picture, I appears like the water funnels down to that spot.

Yes. Figure drainage is main issue which I will fix. I’m leaning toward ripping out. Thanks. In KC area
