Cost to survey and subdivide in Livingston

I posted this in outdoor board and got a good list of recommendations but no one really gave an estimate of what it will cost. Doesn’t anyone have an idea on the price I should expect? It will be for 4 acre tract surveyed and subdivided once.

I’d call the recommended surveyors and see if they can price over the phone.

I’m sure it’s different based on size, shape, location, etc...

This. Also it will depend if the lines are clear or if there is a lot of brush. To save money, clear the lines.

You looking at about $600-$800 and that includes a map.

Depends on a lot of things really: How clear the site is? Do you have a reference map or deed in hand? Are the original corners there? How much of a PIA is Livingston planning? On top of that you'll have application fees, recording fees, etc., and a survey crew will have to go on site at least twice. I'm thinking anywhere from $1,500 to $3,500.

Thanks for all the good information. I think I will hold off till I can bush hog to provide clearer lines

I am a surveyor but not in your area and get phone calls several times a week "how much to survey my acre". My answer is "I don't know until I do some research". Imagine calling a mechanic and saying "my car won't start how much will it cost to fix"

Based upon research, which can take from 1 hour to 1 day, we figure how many hours it will take for field and office work and use that to determine the quote or estimate.

Survey cost depend on several factors and the big ones are.
1. The deed to the property contains a description. The contents or wording of a description can impact the cost.
2. If you or any of your neighbors property has been surveyed in the past and there is a recorded plat.
3.How many trees and the underbrush on the property.
4. the purpose of the survey. Will you need a plat, do you need someone to represent you for planning and zoning approval.
5. The size of the property.
My suggestion is to get a copy of the deed and any plats that you know of and go sit down with several surveyors recommended on this board or any recommended by an attorney. If you do hire a surveyor please don't base it on the lowest cost. We have a saying the cheapest survey can cost you the most money.

If your neighbors don't agree with where your surveyor located the boundary they will hire their own to verify and if different can lead into a boundary dispute and possible court. A surveyor gathers evidence and forms an opinion as to the location of your property boundaries. Can their opinion be wrong, just like a doctor, most certainly.

I go to court every few months disagreeing with other surveyors work. Its like any other profession, doctors, lawyers, etc. there are good ones and not so good ones.

Yeah I am not fond of the move either but Ebr schools are bad, been losing the magnet lottery, and I don’t make OT money to send my travel ball boys to private school. From what I recall the property has fences on two of the four side but needs to be trimmed and fronts on Hwy16. I completely understand it’s partially time and availability of records. Just don’t know what’s a fair price in general would be.
