Update your post once you move forward, please. I have a metal roof that is 20 years old with original screws. No leaks or anything but I know it is getting to be close to replacing the screws.

I always thought that metal roofs were basically forever. It is disappointing to become aware that is not at all true.

The screws and washers need to be replaced every 10-20 yrs. The roof itself should last a very long time
