Gonna be retiring soon and thinking of picking the Mississippi Gulf Coast as my final destination.

What's the consensus best place to live down there?

Ocean Springs. It would be great to have one of the houses that has a pier/boat house on Old Fort Bayou.

What are you looking for?
The most activities?
The lowest cost?
Within walking distance to the gulf or acreage North of I-10??
Lots of questions to be asked.

There is no such thing because what may be best for me may not be for you.

What are you looking for? Nice area, not too crowded, low on crime, schools are not a concern.

The most activities? Want a house with a pool, but we'd like to spend a good amount of time on the water, if possible.

The lowest cost? Our kids will be grown so cost wouldn't be that big of an issue. We'd be living quite comfortably.

Closer to the Gulf would be ideal.

I've lived in the suburbs of several large cities over the last two decades. I'm just looking for the best possible area and I'd narrow my search parameters based on that location.

Do your due diligence in determining homeowner insurance rates for proximity to the gulf.

Can’t stress this enough.

There are areas and older homes that are basically uninsurable right now in the coastal zone from TX to FL and waveland/BSL is one of the most storm surge prone areas on the entire gulf coast.

If you can’t insure it, you can’t get a mortgage on a property and even if you pay cash if a storm hits your entire retirement plan is gone overnight.

Beautiful area, but do your research… a lot of people are on the verge of being forced out of the coastal zone on the gulf because their retirement budget couldn’t keep pace with inflation, taxes and insurance.

My younger brother and his family moved to Ocean Springs years ago. They love it and I love visiting. My only concern with OS is how fast it’s growing. I’d love to retire there, just a little concerned what it’s gonna look like in 15-20 years.

or just be outraged when you find out what it will cost to insure and then advocate for the fed gov to subsidize people's choices to live close to the coast.

I think Pascagoula is the next hidden gem. It’s still very affordable and you can get really nice house for fairly cheap. Good restaurants. Close to Mobile for Costco run.

We are full.
The flood insurance rates are increasing by the max rate allowed by the program. The more desirable areas are only a small strips of properties near the waterfronts both gulf and Inland.
Then again that is probably most of the MS coast.
