My contractor did a 50% offset. I noticed Menards had a poster advising not to exceed 33% with large tile due to increased risk of lippage. I like the 50% look. Would y’all advise to redo it to 33%.

FYI they porcelain and supposed to be impervious to warpage, if that makes difference

I’ve got 12x24 and went with a 1/3 stagger (or whatever the proper tilesetters term is). Both contractor and tile guy said 50% would make cracking more likely. Looks less “square” and regimented with the 1/3.

The tile in my kitchen is set like that. Ten year old house not on a slab (on 10 ft piers, we live on the water). Not one crack.

Not sure I understand what slippage is. Just ignore my comment.

Our 12x24 is the 1/3 stagger.

Did you ask your tile guy his opinion or did he just follow your instructions?

He just did it, didn’t ask how I wanted or anything. He is an old college roommate who is a home builder. I don’t know how much tile experience he has. I like the brick wall 50% offset look. My only concern would be excessive lippage. My buddy/contractor doesn’t think it will make a difference, said the tiles and my floor are pretty straight

Once they are laid/set, the lippage is either there or it's not. Go run your hand / foot around and see if it's something you can live with or not.

We purchased rectified porcelain tiles and went with 1/3...still have some lippage. It's a factor of tile shape and setting technique.

Lippage is one tile being higher than the tile next to it, creating an ulevel floor

The tile companies recommend the 1/3 offset with nearly all large format tile. Some tiles will be warped or twisted and if your floor is not perfectly level it will show even more.

There are tile leveling spacers that you can use to help with this. Home depot carries one style that is ok.

Since you've already started this pattern and like it, continue and if one tile is giving you problems take it up and try another.

Like mentioned earlier you'll notice right away. Lippage is either there or it's not. It doesnt happen after the mortar dries.

I would only add if there is lippage, it is waaaaay more noticable after grout. When it is just set and not grouted it is not near as easy to judge.

have the same setup...going on 7 years. No issues

That being said, as somebody who grew up in flooring industry family, the quality of install varies and makes all the difference

I did a random pattern offset with skinnier tiles (24*6) and tighter grout lines. But in my experience, the lippage occurred due to 3 reasons. Wide areas (approx. 25' wide), uneven subfloor, didn't use enough tile wedges.

If you do begin to experience lippage, my guess is it would be in the living area or wide bedrooms.
