I speak in truths. Some people can’t handle that.

I emailed them but they haven’t sent rates yet. Will report back when I get the scoop.

You present your opinions as if they are facts. That annoys everyone

I would assume, if he wants to be the best club in the state, they would charge what the best private clubs charge. I’m guessing dues would be roughly $800 a month and initiation would be close to $100k. Not cheap to run a quality country club.

What private clubs in Louisiana have an initiation fee close to 100k?

I was racking my brain, maybe one of the NOLA ones or Squire Creek. But that seems unlikely to me.

I think Sherwood had an issue that I bet The Bluffs is going to have -- no one is going to pay a substantial initiation fee. Let's say it's $15k initiation, which is less than the other nice clubs in BR. If the course folds in 2 years, you've lost $15k. They may have to go low initiation, high dues until the public has trust it isn't going to fold. I wouldn't mind shelling out $40k or whatever to join CCL or MCC because I know it'll be there in 50 years.

I'm very curious what the fee structure is going to be and how they'll handle it.

Hope they get it right and get it back. It's too good of a course to be sitting there with nothing on it.

I pretty sure NOCC is about that number if not more and I would guess BRCC and CCL would be in that range. Squire is probably a little less than those but The Bluffs would have to fall in that range to be competitive.

Good point about the initiation being high at The Bluffs without a guarantee of it being around long term. I had not thought of that.

There’s no way the Bluffs are getting anywhere close to 100k initiation fee

Maybe NOCC. BRCC and CCL can’t be more than 40-50k and squire is definitely less than that. The idea that the Bluffs is gonna be anywhere near 100k isn’t close to reality

Those aren’t even close to 100k.

Mingo was always confident, even when he shouldn’t have been

BRCC and NOCC are about half of that. Bluffs won’t even come close to being 100k buy in. The houses there are like 500k. Those people don’t have 100 to buy into a new golf club that might not last five years.

Are you including the required stock options in those prices? If you are, then your number is way off.

You aren’t even within 50k.

Those clubs aren’t about a high initiation. For clubs like NOCC and BRCC it’s more about prestige of who they let in.
