That spot hasn't been successful even though it is right next to the massively successful strip center with chili's and Houston's.

It will do fine I'm sure.

There is a ton of competition in that area. Chains are atleast consistent. I'll bet Houston's is better.

Yep. Another chain that is decent to good. I hope Bobby's place makes it for economic reasons and the jobs it will produce. But, they won't get any of my scratch.
