"Coming soon" on the sign. I think it's called Boa but I'm not sure. On Perkins in between Southside produce and LA nursery (between Essen and Bluebonnet). Any other info out there?

I think there was a write up on the Daily Report one day. I hope it's good because that's a tough location.

i dont understand the location comment. NY Bagel does fine, Rottolo's is still open and that place is not great by any means.

i think maybe the correct thing to say would be that exact spot has been tough. I think there has been 2 restaurants there? maybe 3. its got the voodoo on it.

I think the right place can do well there. The first one was pretty generic, and I remember people only semi liking the food. The second one, Spice, was owned by a black guy whose 50+ aunts/uncles/cousins/etc. would pack the place out and all legit customers were ignored.

There is a NY Bagel in that space? Didn't know that.

Off the road and tucked in a corner.
The place is also very large, especially for a Vietnamese place.
I'm also skeptical because they just put a viet place less than a mile away.

I hope the place makes it though because I'm on my last straw with Ava. The food is good but their staff is horrible.
Tard after tard waiting tables there

It has a drive through too, which is pretty clutch in the mornings

The Pho at Ava is pretty bland, IMO. Never really had a problem with the service.

I haven't had the pho. The service has been subpar on 4 out of 5 visits. None of the waitresses there have waited tables before or they have a terrible person training them.
The vermicelli bowls, spring rolls, and salads have all been good though.

All I ask for is for this place to be as good as the places down on Florida.
I went twice to Ava St soon after opening. Got pho and spring rolls both time. I still haven't tried the banh mi which I've heard is good. The pho was good, but not great enough for me to go there regularly.
