Four Point/Dulac

Need some advice. Looking at buying a camp on Four Point Rd. in Dulac. Have looked at Cocodrie, Theriot (Dularge) and Montegut. Four Point seems like the perfect spot if you want to be someone near all of the above locations. If anyone has any positive/negative comments about Four Point, I'd love to hear them. I see the reasons to buy there, trying to find the reasons to not buy there. Any help would be greatly appreciated!

The Bubba Dove locks have changed things for Four Point in regards to owning property. There was recent flooding when the locks were closed with no notice.

Most camps are off the ground, but I have one grandfathered in. High tides with south winds put water in mine often. There were some damaged vehicles in the last closing of the locks, which is the only one I'm aware of.

I figured the locks would have that affect. I guess the question is how often will they close the locks and how often are camp owners cleaning up after flooding? Do you think a camp 12 to 13 feet off the ground would be flooded during a hurricane? If you were buying a camp right now, knowing what happens when they close the locks, would you buy down there again? Thanks for the help!!

My grandparents have had the camp down Four Point for over 30 years. We've been very lucky as far as damage goes and being 10-15 feet off the ground helps. In the past, the most water we ever had was around 5 feet or so. I can only remember having to clean from floods 3-4 times and that was after hurricanes that passed to our west. It leaves a lot of mud and grass under the camp. Since they have built the levee and lock we have not had a significant storm so I don't know what will happen then. As far as fishing and location goes, I can be in the ponds fishing redfish 3 minutes from the dock and be around Last Island in 30-45 minutes fishing for Specks.

At low tide, can you navigate an offshore boat through Sweetwater pond to get to the ship channel instead of going down four point bayou and idling the whole way?

There's a little bayou that you can cut through from 4 Point Bayou that leads you back to the marina. It basically parallels the bayou and if you stay on top you are fine. I used to do it when we had a 22 foot Robalo. The Sweetwater pond is fairly shallow and I wouldn't have gone in there with the Robalo. Not sure how big your boat is though.

My parents have a camp on Four Point and there is way to by pass both of those bayous through Sweet Water. It's take about 5 minutes to get to the nav.

I'm right around the corner in Southern Comfort but have friends (Tounces) who I often visit on Four Point. Like mentioned, there is a shallow shortcut through Sweetwater that takes minutes, but don't get off plane or you might get into some trouble. I have heard different things about the state of the marina down there but don't know anything for sure. As for the location, it's pretty ideal and right in the middle of Bayou Sale and Grand Caillou Bayou which are quick easy routes to some good fishing down south. Not much to do down there, but it's close enough to Houma if you need something so that's not much of an issue. Fishing is good year around outside of a few tough months. One of the good things about Dulac is that it's relatively quiet and not overly pressured like a lot of places on the coast.

4 point marina is closed and gutted out without any signs of progress to reopening.

My folks have a camp across from Tounces. It's easy and gives access to both dularge and Coco areas.

As much as I liked Toutie, she was really screwing people with her astronomical gas prices. What's everyone doing for gas now? It's a shame there's no convenient place to get gas and bait anymore.

I'm towing to the asian market.

My dad mentioned something about all the neighbors buying a tank. What's the logistics with that?

We're not allowed to have a tank in Soco but some guys have tanks at the shipyard dock right on the Nav when you pull out. Was in Delacroix this past weekend and everything is so convenient that it butthurts me that we can't have the same.

It's certainly centrally located.

It's probably the cheapest of all the places you named if that means anything to you.

Cocodrie is sky high and Dularge is too.

We've certainly had a time trying to figure what camps are actually worth and then what to offer. We were hoping prices would drop if the oil market continues to take it's toll, but that doesn't seem to be happening yet. Seems like anything, no matter the condition, if it's on the water, is sky high.

As to Four Point marina, I spoke with the brother of the lady who ran the marina into the ground. He's trying to get it up and running. Said he's lowering the launch fee to something reasonable and will have normal fuel prices, ice and some live bait.
