A poster that doesn't take the shiny bait to put me in my place and actually gives great insight into the subject matter. I appreciate you and thanks for tapping into how these companies are maneuvering. You can always tell the posters that have a business mind versus the fish swallowing the shiny hook. Thanks bro

Take special note kids: This is how you gaslight and pivot away from the main subject matter. Well done.
You're a special kind of stupid.
This has to be a troll thread, right?

Still doesn't mean she needs to consult you on her career choice. Renting a property isn't a guarantee, just like a W2 job or a freelance career. All have their risks/rewards.

Please sell this property and never become a landlord again. I feel sorry for your offspring if you have any.

You sound creepy. You probably only rent to attractive women and probably harbor fantasies of excusing their rent for a month or two if they pay you "in kind".

That's not nice. I'll forgive you as you already gave me some good insight into how these platforms are operating. That's really all I care about as I'm trying to learn about what went in to her decision. You can do no wrong from here as I'm giving you perpetual mulligans so take out the big dog and let it eat down the fairway.

Your EQ is low. To mention someone's offspring in a completely unwarranted way means you have EQ issues. Get help, get your diet right, work out, do something as you're a ticking time bomb. What a horrible thing to say.

Do you dig this far into the lives of all of your tenants?

My first issue is that we're only 3 months into a 2-year lease and this was a major decision in her life that she didn't tell me in advance.
Jesus Christ. You sound like a nazi landlord. If the checks clear and crimes aren’t being committed, stay tf out of her business

A big part of my decision to approve her was the smile on her face at application time when she talked about her W2 job, how much she liked it etc.
As I'm sure you probably know, I had my pick of applicants in this hot market but chose her because of how much she appeared to have stability and a passion for her salaried position.

Correct, why should she tell you? If she pays she stays, if she misses rent she’s evicted and you take her to court for a 2 year lease judgment for the full amount. Simple enough. She can then pay the judgment any way she wants.
On the flip side, income, credit score and stability are fairly common for many landlords to consider when renting. Having lived in a military base town, landlords would often post signs “pre approving” certain levels of military rank for rentals.

First off, many leases and lease applications require employment in order to live there and it’s perfectly legal and normal. I’ve never asked for job change information, but before extending a lease it’s perfectly reasonable to have the tenant fill out a new application with that information. If they lie about their job history that’s legal grounds for an eviction.
Does the OP need to know every job detail every month or 3? Absolutely not, but it’s also perfectly acceptable for a landlord to require the place of employment among many other ‘personal’ details like here’s a crazy one guys…emergency contact… If your dad dies and he’s your Emergency contact it’s not unreasonable for your landlord to want an update.
There’s many things in being a landlord the ‘right’ way that information helps and isn’t creepy or overbearing.

I’d bet money the OP’s tenant is going to need to be evicted though. If she couldn’t pay her rent after the first month of quitting her W2 he is likely fricked. Nothing wrong with doing what she did, but you should be doing Upwork and side hustles at the same time as your W2 until you have enough money and side hustle experience to reliably bring in the income to quit your W2. The tenant didn’t, and it’s not likely to get better.

You have restored my faith in humanity as someone that can bite down on the subject matter and deliver a competent response. Thank you. My reason for starting this thread was to find out a younger person's viewpoint of these side hustles and why someone would voluntarily quit a solid W2 for these remote 1099 gigs...and do it with no emergency 6-month funds in a savings account.
