Your zoysia is just getting started. Everything you said you don’t like about st aug, zoysia can get.

I have Emerald Zoysia going on 4 years now. Have had yearly issues with rust fungus. Another issue, is wild bermuda will get into it in early spring and take over until about mid summer until the Zoysia can choke it out
Plus it really struggles with thatch unless you cut it 2 inches or less and always bag the clippings.
Even though it is supposed to be one of the more shade tolerant varieties. It is ultra slow growing in places that get only a few hours of sun, and thins considerably over the winter.
