REIT investing today

Looked through the stickied and also searched for recent threads on this but couldn't find anything comprehensive. What does everyone think about REIT's at this moment in today's environment? Vanguard's VGSIX is down about 25% off it's high earlier this year, but I imagine one of the worst case market scenarios in the coming months would be potential residential and commercial mortgage defaults. Obviously there are a lot of unknowns in the market right now as a whole, but real estate seems particularly vulnerable.
I've picked up a decent amount of a total stock market fund and some other blue chips like Coke, JPM the last month or so but have never invested in REITs and am not sure if this is a good time to start.
What have others been doing? Steer clear until things stabilize or start dollar averaging into one over the rest of the year?
How do you begin researching them in general, and anything else I should be looking at besides a vanguard ETF?

These are already so beaten down that if you started dollar cost averaging at this point, I don’t think you could go wrong long term.

I think it’s ultra safe to say that 10% (extremely conservative number) of the workforce will be telecommuting moving forward.
Now tell me why Commerical rents won’t see massive downward pressure?
Just make sure you think through the REITs major holdings. I think class A building’s are in for a world of pain and vacancy because they are filled with companies that have the capability to put money into remote working.
I’d want to be in manufacturing property. Definitely not White collar offices. And it’s going to be a multi year unwind as the 3-5 year leases come up.

Think about the types of companies that are going to be fine through all of this. E commerce and service providers.
Industrial reits own these properties.
Throw in ELS too.

I started an HSA this year and invested in VGSIX and it up 25% since March.

I have Prologis and Americold. Both light industrial/distribution real estate owners. Americold specializes in cooler/freezer food property. I got both back in March so they’re up quite a bit. Good companies and the distribution world has stayed quite busy through the pandemic.

Prologis is the number 1 landlord of amazon I believe

I hold EPR and VNQ. Both are down quite a bit, especially EPR

EPR only collected 15-20% of April rents due. They are based here in KC, I wish them good luck

Slightly off topic, but I am curious how this will affect the market in what people look for. A home office, or the abilty to add one, will be a priority

No doubt. Telecommuting is going to explode
