I appreciate all the great info.
Should I worry about the high school being right there? That's about the only negative thing I've heard from friends about the neighborhood.

I don’t live near the HS so I can’t comment. But I’m not sure what their issues are.
ETA: I think the only complaint has been the few that drive to school speeding on one of the side streets on that side of the boulevard...but the police patrol put a stop to that once they knew about it.

I live across from Tara high school no problem
