What is the downside to buying a house at an auction? Is it just the risk of buying ‘as is’?
Are you given any time prior to inspect or look at the house?

Stick to flying.
A title is clean once it goes through sheriff auction. The properties for sale at Auction.com and other RE sites are REO properties that have already gone through sheriff sale or are about to.
