When Marty comes back from 1955 Doc drives him home. The next morning he gets up and discovers this 1985 is different than the one he left. His brother has a job "at the office" (on a Saturday? Actually I can buy that. He's climbing the corporate ladder) and his mom is still in -the far edge- of Milf territory. And Biff has been turned into a stammering auto detailing asshat.
But why in 1985A- which is what I term this new reality- is Marty & fam still living at the same address? Clearly George is well-to-do if not wealthy- after all Marty has a brand new truck in the garage. And it's clear that George and Lorraine enjoy an upscale lifestyle.
So why still live in run down Lyon Estates? George and Lorraine should have been "movin' on up" years ago.

Production budget constraints.

Because no one ever told them to make like a tree and split, butthead.

Perhaps George's frugality as a homeowner has allowed him the luxury of buying nice things for his wife and kids. And who knows, maybe they travel around the globe half the year for his book tour

It had to be the same house. The plot wouldn’t work out so well if Marty’s “new” residence was somewhere else. We saw the problem with this in Part II when he thinks he’s home but finds out another family occupies his house.

Maybe in the new reality Lyon estates isn’t a shite hole?

But Lyon Estates wasn’t run down in the new 1985, right?

Biff brings in a box and they say look George your first novel so maybe he just recently became wealthy?
Better question why is is office working brother still living at home in Hill Valley? Is there some F500 company there maybe? I got the impression it was a small town not a suburb of LA or something. Also why is he pissed when Marty says “the car” is wrecked? Wouldn’t he have his own car? For that matter would they really only have 1 car for 4 adults and a new truck for the 17 y/o HS Sr mom doesn’t have her own car?

He doesn't say first book, he says new book.
The rest of your points are legitimate

Why are George and Lorraine letting a guy who tried to rape her in high school still be a family friend?

Maybe he was visiting for breakfast.

Why doesn't Lorraine find it odd that the guy she tried to have drunken sex with at the dance looks exactly like her son?

Why does Marty's sister, while still ugly, have so many boyfriends in the new 1985?

I suppose on your way to work on a Saturday you’d swing by your folks to eat breakfast even though they are playing tennis in the back yard I guess, still doesn’t explain his reaction to Marty saying the car is wrecked

Oh that's very nice. Thank you very much. Now, why don't you make like a tree and get outta here
