Will technology replace the real estate agent?

Will it ever happen just like uber with taxis? Mostly, all you ever need to determine in a purchase agreement are sales price, closing date, inspection date, apprasail date. Most of the time, it’s agreeing on the price. You can use an app or text back and forth. Why need a middleman buffer which is slower process?

Some might say an agent knows about the market. All you have to do is look online for sales history and neighborhood comps to get a clear picture. Now, those info were secretly held by the realtors association in the years past(not to help seller/sellers btw), but it’s availabe easily and fast online to help buyers.

Now, sure a homeowner selling a 3 million dollar house might want to hire a realtor because he/she might have a busy company to run. But for average joes like me, they can do it themselves for a flat simple fee.

Maybe. But then what will all the milfs with no marketable job skills do for a living? Go back to running their own home photography business?!?!

Then do it. Don’t get offended when you have to open your house to a bunch of tire kickers and listen to them tell you how dirty it is.

I think they are already being replaced, which is fine by me.

I live in an area where houses sell quickly. My best friend sold his via social media/sign in the yard. Saved himself that 7%

Are you going to be on call 7 days a week to show your house? And keep in mind, there might be several showings a day on some days.

I think there are two types of people.

Diy'rs and people who value their time vs money saved.

Diy'rs will look at the cost and say "I can do that myself" and they're absolutely right. They can and many do.

On the flip side there's the people that don't want to deal with the bullshite of hosting open houses or dealing with tire kickers. So the x dollars they'd save by doing it themselves isn't worth it to them.

You won't see too many million dollar homes being listed without an agent.

You see a myriad of 100k homes though.

Come on, you don’t need to be “on cal 7 days a weekl”, an app can clearly accept/deny a showing at a click of a button.

yeah the app can just integrate into your calendar. you set up your "open house blocs" on your calendar and it automatically uploads to the app and gives potential buyers the option to schedule in that timeframe

I have sold my last home along with all my flip properties FSBO. You can list with pics on Zillow for free. Contract and disclosure templates for your state are online. It only takes a half hour to fill out. Develop a good working relationship with a local title agency and you are set.
If the property is nice and you have it priced correctly you won't have to deal with "tire kickers"
Realtors might not fully disappear like travel agents but the internet is definitely hurting them

Unfortunately I doubt it. I agree with you in principle and firmly believe that having to pay 6% commission is a ripoff.

However the home buying process is an extremely emotional decision for buyers and sellers. The realtors main purpose is to ensure the deal makes it to closing once the deal starts to go south.

As long as the buyers can have a realtor represent them for free the realtors will remain part of the process.

Redfin (great app) has been advertising their 1% listing service of late. I wonder what kind of service you actually get for that 1% though.

I have a rental that I self manage. Showing it myself has not been difficult with Zillow/Trulia, but it is a bit of a pain in the arse sifting through all the lowlifes that make an appointment then no show.

Some people suggest making them fill out an application before you let them visit. I just screen them over the phone and make it clear what the property has/doesn’t have and that price is on negotiable. Usually deters non serous people, but also depends on how high your rent is.

All I want is a flat fee for real estate agents. I understand they're expected to be available at any time to show your house, but charging a percentage of the sale price is a joke.

It already has but the agents are working together to hang on to their monopoly. They really serve no purpose these days.

Already happening. Starting in large markets. I have a friend that works for the company in the Houston market. Company buys the house typically within 7-10 days, does some improvements, if needed, then sells the house. Silicone valley computer gurus created an algorithm to make offer on houses based upon market data.
