Unless you have to have a percentage of Balcony across the front, Id look for other plans with smaller balconys. What about a Juliette Balcony? Or something with a Cantilever Balcony? They all suck and are expensive, just try to cut down on repairs later and maintenance.

and that chimney, unless it is brick, is going to rot and fall off the home over time...
