Just went through this for my first house. I started looking online at the beginning of the year. Probably visited 50+ through April. I did not have any time constraints which made the process a little less stressful. I was working with a realtor but did not sign a buyers contract. Ended up deciding to build after it was all said and done. Should be moving in the week before Thanksgiving.

My wife and the realtor looked at around 40 homes. Narrowed it down to the 3 she liked most then got me involved. We decided on the house we both liked equally.

Make sure to visit the houses during the weekend and at night when everyone is home. See what the neighborhood is like when people are actually there.

Everyone of my clients are different. Some I've show 30 homes, some 4-5. I generally recommend choosing up to 6-7 online and then scheduling showings. Once you see more then that, they all start to look the same unless there are alot of feature differences. Be very specific in what you are looking for to your Realtor and that will aide you greatly.

My wife (no pics) is a realtor. Just a heads up, no agent should ever give you shite for looking at x number of houses if you're serious. Look at as many as it takes to find the right one.

Now if you're not really serious, then looking at one or two is fine here and there. Don't make your agent show you 60 houses if you haven't even put yours for sale yet and you're gonna have a million contingencies. Then you're just kind of an a-hole.

BTW - Some friends of mine are moving and have a big arse swingset they need to take down. Do any of you dudes do that kind of shite on the reg and wanna make some extra cash?
