They will use the same subs as high end builders. It comes down to how good your project manager is.

They've developed two neighborhoods in locations I'd like to live and the houses are within what we'll be able to afford, but I was nervous due to the OT

All the D.R. Horton developed neighborhoods I've seen look nice at first and then dramatically drop to utter shite in 5-10 years. You don't get quality construction by popping up a half dozen houses in a few weeks.

They start a neighborhood from scratch and nearly every house looks the same on the outside.
The Longfarms development looks alright, though. Their attempt at going highend.

This, if you're looking to build or buy with them take the time to go over info with the project manager of the development, he will be the one that keeps the subcontractors from doing shoddy work and getting away with it. If he isn't overstretched and is thorough they can build some pretty nice houses. If he is overstretched or not a big guy on stepping on others toes, then subs will get away with whatever they can.

Grading and lot prep is the most important part. Ask for compaction reports, and verify everything is to an engineers specification. From that point, review your drawings as your home is built. There will be issues, even with the best builders. Key is if they will correct the problems without giving you lip.

Their framing is shite. Some of the worst headers I've seen anyone try to pass off.
I red tagged them all. I used up a fair bit of a roll on studs that were substandard too.
They probably hated me a lot before that one was done. House next door had the same shite framing and that owner didn't know any better.

I seen some homes that were rough.
It comes down to how busy and experienced the job site supervisor is.
Some developments they slap up so many homes so quick things can get over looked.
Example: real story
A Latino framing crew put a rafter in the wrong place. It came off the ridge and through the inside of the house in a closet and the ran outside below the facia.
Well no one questioned why the board was doing this.
The Sheetrock crew sheetrocked around it on the inside room.
The vinyl siding crew put facia and soffit around this board.
The supervisor did not catch the mistake until the punch list was being done after someone bought the house.

Just drive through any of their or dsld neighborhoods that are older than 5 years. Maybe or maybe not a build quality issue but there is some type of issue going on.

They are a joke in West Alabama and all of their neighborhoods are full of trashy people. Property value drops. Then when you're ready to sell there's 20 other homes exactly like yours in the same neighborhood so good luck with that.

I don't know shite about construction and my mom stopped boning the contractor she was dating so I'm kinda screwed here.
