Natchez trace is nice. Maison du lac is nice.

Sanctuary is nice, but its in the swamp and IMO is just a bad idea waiting to happen.

If you don't have to go across the lake Abita isn't that bad. Real estate over there has skyrocketed and it just keeps going up. Have some friends that live right in Abita and they are selling a house just because its like tripled in price since they bought it. Not really what you are looking for, but its an option.

The village in covington is nice. They are 300-400k.

Are you looking for a garden home type or do you want a big lot?

The village is going to be garden homes. Natchez trace is a mix.

Black river forest has big lots.

Tchefuncte has garden homes in the 800k range. He could buy an old home and remodel though.

Garden home prices have gotten stupid. Lets have neighbors 4 feet away and no land 2500 sqft......for 800k

Tchefuncte is a tad out of the budget and not exactly the vibe I'm looking for. If anyone is familiar with Southdown in madisonville, that's a neighborhood that seems like it would fun to raise a family in. I'm looking for the new Southdown. If that makes sense

Yeah if you aren't a private school person make sure you're in the MHS district

Just be real careful and pay your flood insurance. That area flooded not from the river, but from runoff because of so much development. There was nowhere for the water to soak in. With more subdivisions being built, it will only get worse.

I have no idea. Think they are just moving in with family until they find something, but I really don't know.

There are a few in CCC. Older, well established neighborhood in Mandeville school district. Low HOA fees, and easy access to the causeway, I-12, and shopping.

Avoid those new neighborhoods popping up on highway 22, nothing but white trash moving in there.

I live in Hunter's Glen on hwy 59 in Mandeville. Nice and quiet with new families and amix with older couples. Been here for 12 years and haven't met any unfriendly people. There are a couple houses up for sale.

Estates of Northpark and Versailles are at 190 and 1-12 and offer Mandeville schools and a quick ride to the causeway.

Totally forgot about River Chase. By the target and Sam's club.

Has a small marina and river access. Gated subdivision. Only three homes in it right now. Will probably take off shortly.

That area is getting a walk ons, its under construction. Has bww across the interstate.

We moved to Madisonville in a subdivision off of Brewster road and absolutely love it. All upper middle class families and public schools are incredible. I can be to the shopping areas and interstate in 10 minutes, but it has a country feel.
