Pay close attn to property tax when talking about places like Woodlands, Cinco, etc.
It co$t$ to live there, regardless of what you pay for your house.

My property tax portion of my mortgage in The Woodlands is about the same as my entire mortgage in Louisiana . But, there's a reason it's so nice there......you're paying for it.
Last time the rain came through, the water brought tons of trash into the "ponds" they have around the neighborhood. Within 2 days it was all cleaned out. The free water/splash pad in the park by us wasn't working, so someone made a call and it was working later that afternoon. You pay out that rear in taxes, but stuff gets done.

I can't agree more with taxes vs things getting done. Also, I pay less in property taxes in Texas than I would income tax in LA.

Thanks, dude. Appreciate the props.
But I don't need him adding to the traffic.

There just isn't shite to do here even compared to other suburbs
That's the beauty of it, not over-commercialized. But not for long... here's what's on the way in the coming months/years if things keep going forward. I personally am not all that excited about the commercial growth and inherent traffic (and undesirables) that seem to always accompany new shopping centers, chain restaurants, etc.
Theme Park
Speed Kart Track
Water Park
Valley Ranch Town Center
Kingwood Parc City Center
Main Street Kingwood

Right now, the $250k range, but hard to say where we'll be when we're ready to buy. Hopefully closer to $350k.
Kingwood is your answer dude.

Good thread OP as I'm also considering Houston (also Ft. Lauderdale and a few other cities) and my important factors are about the same.
My destination would be a little west of downtown and closer to Memorial Park/River Oaks area. Sugar Land looks pretty good. Woodlands is out of the question.

FYI, 610 at the Galleria has easily the worst traffic in Houston. A commute from Sugarland to Memorial park/RO is destined to run into that shite show.
If you plan to car pool though, you should fly in/out on the HOV and can avoid 610 if you just get off at Edloe.

610 between 59 and 290 is a constant cluster f.
Also something to consider when in a burb is how long does it take to get to the highway from your house. Often it can take close to half your commute to get to the interstate or highway. I dealt with that when I moved to Jersey Village when I first came to the area. While I wasn't far from either 290 or B8, it took forever to get to either during a rush hour especially during the school year. I hated it so I said f it and moved inside the loop. I've been a ITL snob since. It annoys me anytime I have to go outside of 610.

So, perhaps better to look in an area that would allow me to take I-10 or 290 west? Don't know if there are desirable areas that would allow this.

290 is known as one of the worst freeways in the area. If there is a way to avoid it or minimize your time on it, do that.

Where exactly around Memorial Park would your office be? Coming in from 290 from the northwest is kind of a disaster. Katy/Cinco area might be a decent option though or the Villages area (Hunters Creek/Piney Point/Hedwig Village) but these are pretty pricey
Do you definitely want to buy and be in a suburban type setting?
