Cleaning Tile?

I need to clean a tile countertop and then re-grout and seal it.
Anyone done this before and have any suggestions? I was looking at steam cleaning it first, but I was trying to rent the steamer instead of paying a lot to have someone else do it.
The re-grouting and sealing is the easy part I think.

Muriatic acid diluted w/ 5 parts water, an acid scrub brush and an elbow. The first two can be picked up at your local hardware store. Your old lady should have the elbow.

How dirty? Acid will clean the grout...
