Price of Baton Rouge and vicinity homes

WTF. Wife and I are looking to move back home (BR) area from Dallas. She's a nurse, I'm a medical assistant in radiology school. She would take a $12+ pay cut I would take a $5 + pay cut. Houses are just as expensive down there as up here and cost of living about the same. If it wouldn't be for family, we would be out of our fricking minds. Maybe we still are. But seriously, how do people afford shite and why are houses priced like its some great place to live. Totally rethinking this but we need to be around family.

Feel better now that you got that out of your system?

Then they should help you with expenses.

We might need to get on food stamps down there. Anyone with a serious answer? What brings the prices of homes down there way above the avg income?

Well, he is right. There is no way in hell BR housing prices should be so high. After we visited family in the Houston area I was pissed about the price and quality of homes and neighborhoods around BR. And I was raised in BR.

Not to mention the highest crime rate in the country. Wtf is dictating these house prices.

Where exactly are you looking?

Well, we have a two year old so we wanted to get in a good school district so BR is erased. Ascension (Prairieville), Denham, etc.

Is Shenandoah still nice or has the ghetto come to it? I mean he's only two so school is not in the near future.

Check Zachary out. It's as high or higher than Prairieville. Denham will be the cheapest. Central may be slightly cheaper, but not much. Zachary and Central have their own school district and are not a part of EBRPSS.
I think the simple answer is supply. If the housing market in Houston is anything like San Antonio, then there is a ton of housing there. I lived in SA for about 10 months. I could buy/lease almost double the sq. ft. in SA as opposed to Zachary.

Prices are dictated by what people are willing to pay, fwiw
What kind of a budget do you have? If you are limited to 200k, then yes you should probably be looking towards ascension/livingston, esp if y'all will be sending kids to public schools.
A few areas around town seem overpriced, but if you see comps you'll find that the selling $/sf is consistent. Some asking prices are too high, but make an offer and see if you can get the seller down if there's a spot y'all are interested in

Supply makes sense. Guess BR area is already mostly built up.

Shenandoah is still a desirable location, but not on the level it used to be
Posted on 7/19/13 at 10:26 pm to ruger
No more than $210. Shenandoah seems to have some nice houses.

I'd recommend Shenandoah and around Kenilworth. Most of Kenilworth will be over 210 but there should be some options for you.
I'd find a decent real estate agent, not experienced enough to advise on that though

I agree that housing prices in BR can be high, but I was disappointed by housing in Houston, as well. People kept telling me how cheap houses were in Houston, but when I looked into it I realized they were talking about either houses in a hood, or houses that are 25 freaking miles from downtown. The area I liked was the west side of Houston, even just outside the inner loop, and prices were real high.
eta: the OP can buy my 2000 sq ft house (with a pool) in Central for $200k unless he needs new construction homes stacked on top of each other.

Opinions on Walker? Yes, I know the white trash stories but trash is anywhere you go. Looking at this house:

What are some of the better areas in the 300k-400k range?

I can't speak for walker, 210 should go a long way compared to BR.
300-400k, Woodgate or Oak Hills. There are some really nice places off of highland and off of perkins around town
