Just based on the recent pics I think you just need to fertilize more. Go easy on the nitrogen, use a 1-3-3 ratio product. You can go with more nitrogen in the spring time. That could be some disease but without proper nutrition the grass won't recover quickly.
It's St. Aug. Thx...I'll check into the fertilize vs. fungicide breakdown
