I have 40k that i want to invest.

But i also may want to access it within 2 years.

I can double your investment in 6 months. Assuming you have a way to launder it afterwards. And you don't mind NOT asking questions about how it was 'invested'.

These are people who bought based on the home built on the land, not the location and they also probably bought a lot in a subdivision of cookie cutter houses. The parallel you drew does not apply to this situation IMO.

High Dividend Yield mutual fund? Unless you would prefer a portfolio of dividend paying individual stocks? STill have to watch the NAV on the mutuals and the share price on the individual stocks though. Just a suggestion.

Based on the two caveats you listed, the coices are a savings account or money market. You will be lucky to get half a percent yield. Unless you want to get one of those promotional accounts where you have to set up direct deposit, use a debit card 100 times a month, use the ATM 50 times a month, and say 10 Hail Mary's daily.

That is practically not possible in this market.
Money markets might return 2-3% are are very liquid.
