What are the odds the 2009 homebuyer credit gets extended

to 2010?? I probably don't need to be buying a house till 2010, but I hate to throw away 8k in free government money....

Why not try buying before December 31, 2009 and letting the seller occupy the home for a few months until you are ready to move in. You will get the best of both worlds, the $8,000 credit for 2009, and then in 2010 you will have a full year's worth of mortgage interest to deduct as well as some loss from a rental activity.

Some enterprising realtor could make some excellent commissions setting up such transactions for people wanting to swap homes for the $8,000 credit.

I'll be 24 in a month. Not married, no girlfriend, no kids. I'll be at least 28 before I even contemplate getting married. If I'm still single at 35 i'm going to visit Argentina or the Philippines and find a wife there and bring her back here.

I'll be making enough to comfortably handle buying a house for about 150k or so on a 30 year mortgage. The local real estate market where i'm moving is more stable in price level than Florida, California, etc. so I think i'd only have to worry about 20k in price depreciation in a worst case scenario.

If that happens then anyone with a mortgage is screwed, and that'll probably be the least of our worries.

The main reasons I want a home are that 1) I won't have to deal with loud assholes above or below me in an apartment 2) I can have a dog or two 3) I hate to piss money away renting (yes I know the whole rent vs own debate). I just would be a lot happier owning a house. Things would feel a lot more stable. and 4) owning a house with a nice job would make me more attractive to women in the future given the dire economic straits we find ourselves in.

That is a lot of money to lose! And what is the upside? A little savings on taxes?

You obviously don't know women. It would be great attracting a mate that already had a kid, but other than that, I doubt its that much of a pull.

8k tax credit+ mortage interest deduction makes my net risk probably only about 10k. My utility from owning a house is probably much greater than 10k.

Nope, maintenance will probably be a bitch but i'll factor in a set $ for maintenance costs into whether I can afford the mortgage.

You are probably right on that. I don't know women. I learned the only way you can figure out women is to admit you will never be able to figure them out. I don't have much "game" at all and i'm just a stable, calm nice guy. So, I'll try to date women here until i'm 35. But if I've had no luck by then, i'm going to pick up a wife abroad. I've just about had it with American women though. I've met foreign women in grad school and most of them blow American women out of the water.

Google the ladder theory and read it. It will help. Money would be better spent in flashy items, much like racoons, women are attracted to flashy things. it makes them dizzy.

Not for 2009. The earlier 7500 was a 15 year loan, this 8k is free money.

Already read that. I get on the friend ladder WAY too often. I don't like wasting money on flashy items with little practical worth.

Partially. However, I think there is a greater emphasis on family in the Argentine and Filipino cultures. That and the women there are much more content in being a 1950's style housewife, which is probably what I want.

So then I buy the home in 2009 and let the sellers rent the house in 2010 for a few months? What if the house was foreclosed and no one is living there now anyways?

Good luck with that. I am sure they exist, but the housewives I know are all about spending your money, on flashy items, with no intrinsic worth.
