Looking to buy a place in New Orleans. Recommend anyone to inspect the HVAC system?

call any HVAC service provider and pay for an inspection. Tell them the purpose of the visit

You want to know make/model/year/expected remaining useful life. Have them check for leaks, check the disconnects and electrical connections (inside and outside) and look at the interior ductwork where accessible.

make sure you tell them not to repair anything if they find it nor do a recharge if the refrigerant is low. Have them turn on the systems and take temp and humidity readings

it will take them at least half a day to do it right so that seems reasonable. I wouldn’t buy a house without full knowledge of the HVAC system

also a full inspection will give you the info you need to buy a home warranty if you want to

Don’t use a home inspector for this. All they do is document “visual observations”, 9/10 the HVAC section will end with them recommending an inspection by an HVAC contractor LOL

Shouldn't cost any more than a couple of hours of labor if the only thing they are doing is inspecting the equipment and using no materials or doing any kind of maintenance or repair.

My neighbor likely does this. He's given me advice on my system a few times. I did get a new system with someone else though but he's a good dude and also an electrician. Gem Air and Electric in Metairie. Also David Lavie is highly recommended by alot of people I talk to.

I'd also pay for plumbing inspection with scope. Old clay and cast iron shite pipes fail.

It's Gem. Not general. The more expensive one likely doesn't want the job. If it's Gem he's not cheap. I wouldnt hesitate to use David Lavie.

The desire to have a person/crew doing something that is potentially merely an inspection with a set cost vs a repair, or installation that brings in more money.
