HomeBuilders/Buyers: What price per sq. ft?

What are some of the prices per square foot you are seeing for residential housing? Particularly looking to build in the Springlake/Fairhill Subdivision over on Bluebonnet. Thanks

the newer houses in Springlake are going for between $140-145 per sqft. I am thinking of listing mine for 235K with $7500 towards closing or down payment.

All depends on the amenities.
On your lot, building the house right now could go from $55 - $125 / sf.

Sounds about right. $80-90/sf will get you decent amenities that 95% of your guests would think were higher end. Most people can't tell the difference between a $300 hood vs. $2500 hood for example.

Without the land I paid roughly 100 per square foot, but this included so many upgrades.
Granite countertops, stained concrete flooring, 10 ft ceilings throughout, crown molding, maple cabinets, double hung wood paned Anderson windows throughout, side-load garage etc.
My lot was $34,000 so it totaled about 127 a square foot

stained concrete flooring
never understood why this is considered an upgrade. its cheaper than tile, wood, and decent carpet.

+1
While I like the look of it, it is just a option to other alternatives, not an upgrade.
Calling it an upgrade is like saying you upgraded the paint from one color to another color.

Hey, can I come piss on your industry? STFU.

Apparently some builders disagree with you. Tile flooring was standard, stained concrete was an additional cost.
Perhaps I should negotiate this down.

It has not yet been finalized. I will look into this further. Does anyone have a good cost analysis so that I can address this?

It may be an additional cost to you if you fall for their scam, but it is no additional cost to them. Again, it's an option (like paint colors), not an upgrade.

you can get concrete stained and sealed for around $3 per sqft. material to the installer is less than a dollar per sqft.

Is that living area or total area?

even though some of you guys are dicks, I appreciate the advice
I may end up canceling the scored and stained concrete, taking a credit on the tile and doing it myself.
Unless MeauxJeaux gives me a great price

Damn. Where are you building? Are you subcontracting or going turn key?
It seems that with the things you mentioned, that is good price.

I am almost scared to mention the builder as to the potential of getting flamed for going with them.
Schumacher Homes is a nationally based company out of Ohio that has offices here in S. Louisiana. You can check out their website to get an idea of what they are charging per sq ft for the basics. It is all under one roof, so you can choose the cabinets, tile etc at their showroom.
They also paid all of my closing costs and bought down points as additional incentives. This was roughly a $12,000 incentive.
