Mineral Rights when buying WRP Hunting/Recreational Acreage

What is the typical retention rate for mineral rights by the seller when selling land in the WRP program? 100%? 50%? 0%? I understand it’s negotiable, but hoping to get some real-world numbers. Anyone here have practical experience with this? TIA

100% for 10 years for me.
I had no experience with it at the time but was told it was a good deal.

Depends on the state. LA if no activity for 10 years it is supposed to revert back to the land owner. MS once they are decoupled it is permanent. I do not have any mineral rights on my land in MS and have no idea who has them. I do have the rights to timber, sand, gravel and clay.

Approximate location and total acreage? Any history of O&G activity in the general vicinity?

ive heard of some folks who just purchased some land in st charles parish that are having a rough time with the previous land owner regarding the mineral rights - as well as the land that was enrolled in wrp. I guess all that can get messy.

Yeah, that's one of the things you get on paper before you buy or sale.
