Lodging question for Toledo bend baws

Where do you stay when fishing the south part of the lake? I’m looking at 10 acres to buy and thinking about a couple rv spots and cabins. Nothing real fancy but nice clean spot for tournament or weekend guys to stay and charge boats etc. I’m researching other options and it looks like most places are very nice at $200 per night or a total dump.

I’m thinking $30 per night for covered rv spot and $80 per night for cabin to sleep two or four.

Am I way off?

You'd be operating 501(3)c at those prices. You're looking at a huge investment just getting infrastructure in place.

Take a look at fees for private(not gov subsidized) campgrounds across the south to come up with an idea. They aren't cheap and it's not because the owners are greedy billionaires.

There is a place on the Texas side South end called The Rv park at longhorn meadows similar to what your planning. I would check their rates for an idea 936-202-0450. Its close to my camp, gets a few hunting season rentals and tournament/4th July books up good

I’ve got two camps midlake. There are 1000’s of just what you described of all types and sizes all over the lake . Don’t go into this thinking you’re filling a void. Also I’ve been shocked and joyful at how desolate this place is for 8 mos out of the year. There’s zero money to be made offering places to stay or setup.

There's no ducks to hunt anymore. Alot of the land is leased out for deer hunting. You have 4 months of fishing and nothing else.. I wouldn't invest there to make money.

I've stayed at several different places around the lake, mostly VRBO stuff but we did stay at Harborlight one year over spring break. Cabins were small but nice. Don't remember what we paid but it was nice having a boat ramp right there. Paulo Gaucho isn't my favorite area of the lake to fish but the location for family and all that worked pretty well. We ended up trailering to some other areas to fish a couple of times but on TB most will do that do to the size of the place.

Came here to post this. I don't see how anything but the grocery stores for locals survive the winter.

Go to Toledo Town in March and it will make you think it's the next great place to invest your money. Go right now and it's a ghost town with the exception of some kids gassing up a duck boat that aren't there for the dining experience or scenic views.

If you can pull it off in cash you may be ok. If borrowing be mindful its VERY seasonal. One way to get some cash flow, maybe enough to pay the bills during the slow times is to look at long term RV parking. Some places have year leases and allow covers, patio's etc to be built. If you have cabins maybe try to line up guides to use your cabins. Maybe start with a couple of cabins/trailers with covered parking for boats and some long term rv pads and see how it goes from there. I had a camp between housen and six mile and like some already said, It's either jam packed or a ghost town,,,
