Home exterior cleaning (north facing side)

Any recommendations on a non bleach chemical cleaner? I can't find anything that works without getting on a ladder and scrubbing for an entire day.

What exactly is your issue with a cleaner containing bleach as an ingredient.
I'm a firm believer in Jomax with a bit of added bleach in a pump sprayer. Spray a fair sized area, let it sit for several minutes and then hose it off with a garden hose with a fairly strong spray nozzle.
I have a pressure washer that I use, but my house is a 2 story and it's nice to have a stronger, higher reaching nozzle.
Jomax and a bit of bleach will not harm shrubbery and I will hose those things off well as I move on to another area.

Bleach will kill the mildew/algae/mold. Otherwise the growth will come back quickly.

If you're worried about bleach/chemicals damaging your lawn/plants, water those areas before you being spraying your home. Wear protection on yourself as well.

I'd rather not put bleach on metal shutters and bolts/hinges.

It's not like you're using a heavy dose of bleach. You mix the Jomax, bleach and tap water together and its diluted enough to not harm plants and grass, so I seriously doubt it will harm metal.
It's not like you are leaving it on the surfaces for a long time. Maybe 15 minutes at best.

Just use a pressure washer and it will remove most things. Prob will have to clean more often though.
