Americana in Zachary

Due to work-related reasons we may need to move to the Zachary area as it makes the most sense logistically.
After doing a preliminary search Americana appeals to us. What I’m not understanding is why there are so many houses for sale in that neighborhood. Some have been on the market for a very long time with significant price decreases over time. I can’t understand why this is. Is it poor construction quality? Problems in the neighborhood? People unhappy with Zachary in general? Any insight would be appreciated. We will not be using the school system so that’s not a factor for us.

North BR has spread to Zachary. You’re better off moving to Central.

I live in Zachary.
I’m not sure what the issue is in Americana. It’s a very quaint area.
I’m just not sure why you would move to Zachary if you’re not going to use the school system.
There are some nice developments just across the parish line in East Feliciana. That’s where I would look if you weren’t going to utilize the schools. Or maybe a little farther up 61 in West Fel, but not in St. Fran proper.

That’s basically the real estate situation in the whole BR metro area right now.

It is quaint. The Zachary location works best for our commutes but I suppose we can consider options in the vicinity. I just can’t get too far away from downtown BR.

If white people keep leaving, then the demographics will definitely continue trend in another direction

Most of the non whites in Zachary are working class people. I fear that if whites leave because they are intimidated by hard working family raising black people, then some houses will become long term rentals

No one wants to actually live 4 feet from their neighbor’s bedroom.
Americana would be better if it had half the houses that it does.

No. No, I won’t just stay put while the schools disintegrate and I have to deal with petty theft, property crime, and other bullshite constantly because a certain segment of society can’t civilize themselves.

People like to crap on Zachary, but I’ve been in copper mill for 12 years with no problems. People saying flee, white flight, etc. Lol. You live in Louisiana. You aren’t getting away from non whites. For what it is, Zachary is fine. Certainly better than some areas of this state we call home.

When you get there, please find out for me what that closed side road is for as you enter the roundabout from 61 and Samuels Rd. I thought it was for 18-wheelers unloading stuff to Walkons or whatever but the only vehicle ever parked there is a gray Challenger. That's been bugging me for a minute, what the hell is that one-way side road for. You feel like you're gonna get crack blocked.

Moved out of Zachary several years for a lot of the reasons others mentioned. But if you don’t need the schools, or plan to do private school I guess it’s fine. You’ll just pay out the arse in property taxes for nothing.
As for Americana, I heard several people had quality issues with their homes including mold. You’d be better off in a neighborhood like Clairmont off Rollins Road. More bang for your buck for a true higher end home, no trashy street parking, reasonable HOA fees.
ETA: A lot of Copper Mill homes were built by the same builder in Americana (Level Homes). And their HOA fees are absolutely insane, like 2-3k per year insane because they have to subsidize the golf course.
